What is home insurance

Home insurance covers the building —the construction of the dwelling— and the contents —what is inside—, in addition to family civil liability for damages caused to third parties, which is the most used and least known guarantee. Water damage accounts for the majority of claims in this branch, and its treatment in the policy wording is what differentiates a correct policy from a cheap one.

When water leaks to the floor below, the dispute ceases to be between individuals and is resolved between insurers. This saves more cohabitations than any guarantee in the policy wording.

Undervalued contents

Adding up furniture, appliances, clothing, and electronics in an average home easily exceeds €40,000. Almost no one insures that much, and the proportional rule reduces the compensation.

Many policies cover water damage but not the cost of breaking to locate the leak or repair the pipe. This is the item that generates the most disputes.

Jewellery, art, and watches have low sub-limits by default. Without express declaration and valuation, they are compensated well below their value.

How do I calculate the building capital?

By reconstruction cost, not market price or cadastral value. The land does not burn: what needs to be insured is what it would cost to rebuild the home, which in practice is usually between €700 and €1,200 per square metre depending on the area and quality.

And the contents?

Imagine having to replace everything brand new. Between furniture, appliances, clothing, household items, and electronics, an average family home exceeds €40,000. This is the capital that is most systematically undervalued.

Does the insurance cover the repair of the burst pipe?

The damage caused by the water is always covered. The location of the fault and the repair of the pipe itself only if those guarantees have been contracted. They are cheap and avoid the most common conflict in this area, so we include them by default.

Who pays if my neighbour's flat gets flooded?

Your liability, as long as the origin is in your home and there is fault. If the origin is in a common element, the community's insurance responds. Determining the origin is the first thing that is done, and where it is advisable to have someone defending your position.

Do I need insurance if I am a tenant?

Yes, although different. The owner insures the building; you need contents cover for your belongings and, above all, liability cover, because you are responsible for any damage you cause to the property and to neighbours. Moreover, many rental contracts require it.

Does the Consorcio cover floods?

Extraordinary floods, earthquakes, and terrorism are compensated by the Consorcio de Compensación de Seguros, provided you have a policy in force and have paid the surcharge, which is included in the bill. Ordinary rain and leaks are covered by your insurer.
